Annual Homeowners’ Meeting – December 2:
The annual homeowners’ meeting is scheduled for 7:00 pm on
Wednesday, December 2, 2009 at East Roswell Park. Please plan to
attend.
Message from Our President:
As we get ready for the holidays, I want to wish all our homeowners a
happy and healthy holiday season.
We have just completed an upgrade/repair of our front entrance
lighting and the entrance and pool electrical service which will have a
positive effect on the holiday decorations.
Now that the CC&R’s and By-Laws have been amended and restated I
hope the neighborhood can move forward with positive actions. The
annual homeowner’s meeting will be a test of our newly-found spirit
of cooperation and I would like to hear as many suggestions as
possible. The Architectural Committee needs some new volunteers
and a newly-formed Social Committee will now serve to coordinate
our functions. Please see if you can find a little time to volunteer to
one of these important committees.

Message from Our Vice-President:
Looking Forward…..2010
We are fast approaching the end of 2009, and the River Terrace Board
is gearing up for an efficient and effective 2010. There are two major
projects on my agenda and they both focus on enriching the
experience and relationships for River Terrace Homeowners.
First, I will be putting in place a more formal Welcome Process. When
a new homeowner moves in, they will receive a welcome letter from
the Board as well as a phone call to ensure they have all the
resources they need to be comfortable in their home and
neighborhood. In addition, this process will include instituting a
Buddy System – matching up new homeowners with an established
River Terrace family. Look for a separate note on how you can serve
as a River Terrace Buddy family.
The second project is to help steer Social Events for 2010. Social
events have one goal – to help neighbors of all ages get to know
their neighbors. We want to offer a wide range of opportunities that
will appeal to our diverse population. There will be two major events
such as the Pool Opening Party (which will also host a Multicultural
Food Day) and an Adult Pool Evening, but several new and returning
venues are planned. These include a Book Club, Bunko Night, Girls
Night Out, a Bird Watching Class and several resident hosted adult
evenings are already in the works with identified leads. All events will
be ‘owned’ by a homeowner, and the Board will provide budget and
other support. If you are interested in hosting a traditional event such
as the Garage Sale, Easter Egg Hunt, 4th of July Parade, Halloween or
Back to School Party or If you have a fresh idea for an event, please
contact me. Your creativity is welcomed.
Wish you all a nurturing Holiday Season and welcome your input and
involvement in 2010.

A Note from Our Treasurer:
Greetings Everyone,
I am proud to say that we are finishing the year very strong financially
despite the current economy. The 2010 budget has been sent out for
approval so please make sure that you review it.
We had one capital project this year which was the repair of wall
along the tennis courts. We will have additional capital projects in
2010. Some of the things that we have planned ahead for are pool
and tennis court lock replacements as well as some electrical work
inside the pool area.
Remember it is your annual dues that provide payment for community
repairs as well as the social gatherings. We appreciate all of your
efforts in paying and keeping your dues current so that we are able to
maintain and keep our neighborhood beautiful so please keep this on
your list of priorities.

Tennis News:
Cooler weather has arrived but don't let that stop you from getting
out enjoying a game tennis at our courts. Just remember to warm up
and stretch out your muscles before playing as injuries are much
more prevalent with cooler temperatures.
Repairs have been made to the tennis court gate. The crossbar had
broken due to swinging back and forth on windy days. A pneumatic
door closer has been added to the gate to prevent this from
happening in the future. We have also been making an effort to clear
the leaves off the courts on a weekly basis to ensure that both courts
are playable during the fall season.

Landscape News
Hi everyone! I have a few things to catch you up on.
We are putting new electrical work in the front of the subdivision and
at the pool. This is a great improvement.
We will be putting up holiday lights at the front this Saturday at 10:00
am. Please join us.
Flowers will be planted soon, and, as always, enjoy our neighborhood.
If you see things needing attention, please let me know.

Architectural Control Committee:
For all homeowners of River Terrace, new and old, we would like to
thank you for your support of our Design Standards. We would like to
believe that everyone moving into River Terrace knows that this is a
Design Standard Community. Living with some conformity and
harmony is why we love living here and the reason our neighborhood
continues to look good after 20 plus years. The purpose of this
Committee is to help everyone understand and uphold the standards
that make us proud to live here.
If you are unsure what is permitted, just remember that anything on
the exterior will require a Request Form including backyards.
Many improvements have taken place through the summer and into
the fall months. We have seen new landscape, paint and lots of vinyl
windows to name a few.
Mailboxes
Mailboxes have become some what of an eyesore in River Terrace.
Most of us have seen the deterioration in a short time. The mailboxes
are one of the first things we see going up and down our streets. We
all are required to have the identical boxes with the same numbers
on top of the pole. We do not want to use the ‘sticky-tape’ numbers.
The HOA supplied our original mailboxes and now each homeowner
needs to maintain or replace theirs. If your box is damaged or
numbers need to be replaced, you can call Dean or Daryl Crenshaw @
770-345-4229 and they can tell you the cost. We could save some by
having them mail items or have them make one trip to RT. A fresh coat
of black semi-gloss paint will cover the bare spots and give a much
needed new look.
Yard of the Month
The Yard of the Month award runs from April through September. The
lucky recipients received a $25 gift certificate to Pike’s. Thanks to
everyone who helped make River Terrace attractive. They are all

Holiday Decorations
During the Holiday Season we see many homes decorated, which
does give a ‘festive’ feeling to our neighborhood. The ACC does ask
that decorations be removed approximately two (2) weeks after the
holiday has passed, which gives everyone plenty of time to enjoy the
décor.
A/Cs and Fans
Reminder: During the cold winter months we ask you to remove any
A/C units or Fan’s that may be in side windows unless they can be
fitted flush with the window. Thanks.
Looking for Volunteers
The ACC Committee is looking for a few more committed homeowners
to join us in our very important work in upholding our Design
Standards. The ACC offers the ability to get to know your neighbors
and have fun while we do our “work”. If you think you might be

Revisions to Design Standards on the RTHOA Website
It is important that everyone familiarize yourself with the Design
Standards as they do get revised at least once a year. We have
recently made a few small changes and you can find these at the web
site dated November 2009 and at the back of the soon to be
published Directory. As always you will find Forms and other
interesting information at the web site, www.riverterracehoa.com.

Social News:
We had a beautiful fall day for the last party of the year! DJ Chris was
great! The kids loved going down the Super Slide! Everyone enjoyed
the different pizzas!
A Big Thank You to Linda Seigel, Chandra Sayers, Maria Aceto, Eileen
Seidman, Jean Soloff, Amanda Goldstein, Brett Hickox, Mike
Schurman, Thao Vo, Sherri Whittier, Francine Pettaway, my husband-
Peter and my girls-Brittany and Gina for helping setup, serve pizza
and cleanup.
It has been an amazing ride over the past 3 years organizing over 20
children and adults' parties for our great subdivision. We shared a lot
of laughs and fun and my only hope is that this great tradition will
continue in the years to come. Let me know how you would like to
keep the fun alive!

The 2009 Neighborhood Directory was finalized and distributed this
week. Hard copies were hand-delivered to those homes who
specifically requested a hard copy. All other homeowners received a
copy through email.
